9115 Hwy 98

 

Beachfront houses in Mexico Beach/ St Joe Beach are hard to get under $2.5M these days. Some of the recent beachfront sales in the area were priced at $2.95M, $2.9M, and $2.7M. This 5BR beachfront home with a pool is listed at 2.4M and has a proven rental history, doing $220k in GRI in the last full year rented. The home comes fully furnished and is listed for almost $50/sqft less than the recent sales average. The property next door just sold in February for $3.15M.

 

3300 Hwy 98 210 

 

This is one of the cheapest condos in Mexico Beach. It is one of the few units in Waterside Village with new countertops and appliances. It comes fully furnished with great furniture. The complex has a nice pool and hot tub as well as direct canal access for boaters. It is only about a block and a half from the beach. For the price, it is the closest you can get to the beach. 

 

103 34th St 

 

With beachside lots selling for $450k or more and building costs sitting around $300/sqft, it is hard to be in a nice-sized beachside house for under 1.5M. This beachside house is newly built, has 5 bedrooms, and a heated pool. It is in the X flood zone and has a good view of the gulf. A 5BR home with similar square footage, located on 36th St, is currently under contract, listed at $1.65M.

 

230 Sea Tern Ln 

 

This is the best option for someone looking for a 4-bedroom property in St Joe Beach/Mexico Beach. These townhomes are currently being built, and this particular unit will feature an unobstructed view of the gulf. This neighborhood allows short-term rentals and has access to all of the Windmark amenities. All of this comes for under $450k. 

 

1322 McLelland Ave

 

This is one of the few detached single-family homes in the Heart of PSJ that sits on this much land. It is also one of the few 3BR homes under $375k in PSJ. This property is a little under half an acre. Although it is an older home, it features all-new electrical, HVAC, drywall, and appliances as well as a new roof. The home just next door, on a similar sized lot and within 25sqft of 1322 McClelland, is currently under contract, listed at $475,000.

 

3222 Hwy 98 

 

This property is a great option for families of 6+. This is the cheapest you can get a 3BR detached single-family within a block and a half of the water. The best part of this property is the amenities. Being a part of Waterside Villages, it features a community pool and hot tub, as well as direct canal access with docks for parking your boat. The unit, four doors over, sold at $675k in November. Many of the homes in Waterside Village were only remodeled on the first floor. However, the current owners spared no details in the remodeling process.

 

101 42nd St B 

 

This is the cheapest beachside home on the market, and it is not a condo. This 2BR townhome, listed at $549k, was built by one of Mexico Beach’s best builders, Jason Adams. It is within 1000 ft of the beach access, has a small fenced-in yard, and comes fully furnished. The home features 9’ ceilings as well. No HOA and in the X flood zone. 

 

103 Mimosa Ave

 

This is a great quality home in PSJ, that is close to the water. The best part is that you don’t have to break the bank to get it, compared to other homes in the same area. The home sits on .31 Acres, was remodeled after Hurricane Michael, and has a view of the bay. It has a fenced-in yard for animals and a screened-in porch out back. It is within 1/2 mile of the schools.

 

2202 Hwy 98 204

 

This condo is the cheapest 3BR we have seen in Summerhouse since 2021. A 3-bedroom unit in Summerhouse is currently under contract, listed over $50k higher. The unit was remodeled after Hurricane Michael and is in one of the best complexes in Mexico Beach. The condominium has a pool, hot tub, and sauna. 

 

715/717 Fortner Ave

 

This is one of the best multifamily properties on the market for Mexico Beach to PSJ. It is two separate units, each with a great gulf view. The property is just half of a block from the beach access and will be close to Toucans when it is completed. Both units come fully furnished and are in the X flood zone. These units have been great vacation rentals for 2-3 years now.
