This house was built in 1910 and was completely remodeled in 2019 by the Coastal Living Magazine. The home features cypress vaulted ceilings and the original Heart Pine floors. It sits on one of the highest points in Gulf County, so flooding is not an issue here if/when a hurricane comes. With low prices and building costs, it would cost roughly $1.2M and take nearly 2 years to recreate something similar to this.
This is the best option on the canal in Mexico Beach. Townhomes and single-family residences are hard to get for a good price on the canal, let alone on the beachside of the Hwy. This 3BR end unit is perfect for fishermen and their families. The property comes with an extra-wide boat slip just steps away from the back porch that features a canvas cover and a 10,000lb lift. There is good news for the wives who don’t want to go fishing. The beach access is only 500 feet away! Plus you don’t have to go underneath the bridge so this is perfect for any boaters with upper stations. A very similar 3BR, canal-front townhome with a boat slip, recently sold for $1.5M, over $200k more than the current listing price of this property. This property comes fully furnished.
This is the cheapest beachside lot in Mexico Beach. It is a little more narrow than most lots on the beachside, but it will still hold a 22’ wide home. It is in the X flood zone which will help out a lot with insurance and building costs. The lot also comes with a set of engineered plans for a 4BR 4BA 1891 sqft house. with only 2 houses in front of you to get to the beach, it is an extremely short walk to the beach access at the end of the street.
This home is a great option in Mexico Beach for under 300k. You get a 2024-built home with a garage. This is part of a development by the St Joe Company that will have direct beach access, access to the boat ramp, and lots of commercial space where we hopefully will see new restaurants and stores come to the area. Although no short-term rentals are allowed, this is the cheapest home in Mexico Beach.
This is one of the cheapest condos in Mexico Beach. It is one of the few units in Waterside Village with new countertops and appliances. It comes fully furnished with great furniture. The complex has a nice pool and hot tub as well as direct canal access for boaters. It is only about a block and a half from the beach. For the price, it is the closest you can get to the beach.
This property is a great option for families of 6+. This is the cheapest you can get a 4BR home within a block and a half of the water. The best part of this property is the amenities. Being a part of Waterside Villages, it features a community pool and hot tub, as well as direct canal access with docks for parking your boat. The unit right next to it sold at $675k in November. Many of the homes in Waterside Village were only remodeled on the first floor, however, the current owners spared no details in the remodeling process. It is one of the only homes in the neighborhood that does not feature the original bathroom vanities and acrylic showers.
These have not even hit the market yet, but they will be one of the better deals in the area. These townhomes are currently being built and were just advertised to real estate agents. These wil be the same floorplans as the Salt Creek Townhomes, that DR Horton built, but will allow short-term rentals. For investors, it is the best option under 400k. The 3BR units start out at $369,000 and the 4BR units start at $429,000. They will have access to the Windmark amenities, such as the pool.
