Top 10 Deals on the Forgotten Coast - May 2024

Welcome to my inaugural blog post, where I dive into the Forgotten Coast real estate world to uncover the top 10 deals in our area. Whether you're a seasoned investor, a first-time homebuyer, or simply curious about the local market, join me as we highlight the most compelling opportunities waiting to be discovered. From vacant lots to single-family homes, I’ll showcase properties that offer both value and potential.
 
 
This 2BR property in Ocean View Cottages is a great option if you want to be within a block of the beach in Mexico Beach for under 450k. With the last two units selling for $459,000 and $455,000, this property is priced to sell. It comes fully furnished and has excellent rental potential, due to the proximity to the beach and community pool.
 
 
This is the cheapest 3BR townhome on the beachside of Hwy 98 to hit the market since Oct. 2022. At $455/sqft, this is $14/sqft cheaper than the average for beachside townhomes over the past year. This unit comes fully furnished and has proven rental income. In 2023, this property did $63k in GRI thanks to the short walk to the beach. This will also be within walking distance of the Forgotten Coast Brewing Company, which is opening soon on 41st St. 
 
 
Beachfront houses in Mexico Beach haven’t been easy to get since Hurricane Michael. This 6BR beachfront was just built and is in an ideal location off of S 40th St. The home comes fully furnished and has an elevated pool and a 4-stop elevator. Last year, 3 beachfront homes built in 2016 or newer sold for an average price per sqft of $927. 120 S 40th St is only at $829/sqft, almost $100/sqft cheaper, despite having better features than comparable homes. 
 
 
Standing within a block of the beach, this 5BR 4BA home would make the perfect second home or investment property. It was built in 2018 by Bigfish Construction and has been meticulously maintained since completion. With lot prices and building costs, it would cost roughly $1.2M and take nearly 2 years to recreate something similar to this. This is a first for the Mexico Beach market, as we haven’t seen many big homes sell off of Hwy 98. This property has a lot big enough to put a pool on, while not giving up all of the space in your backyard. 
 
 
This is the best option on the canal in Mexico Beach. Townhomes and single-family residences are hard to get for a good price on the canal, yet alone on the beachside of the Hwy. This 2BR end unit is perfect for fishermen. The property comes with an extra-wide boat slip just steps away from the back porch. There is good news for the wives who don’t want to go fishing. The beach access is only 500 feet away! Plus you don’t have to go underneath the bridge so this is perfect for any boaters with upper stations.
 
 
This is your best shot to get within 500 feet of the water for under 500k. Although Gulf Aire doesn’t allow rentals, you can enjoy the gated beach and community pool for an affordable price. This home is one of the few properties in Gulf Aire that has space for a pool due to an extra lot being included I the sale. The neighboring house just closed for $150k higher than this home’s list price.
 
 
This is the cheapest option to own a beachfront in Mexico Beach. This 3BR condo was just completely renovated and comes fully furnished. The complex has a pool, a gated boardwalk, an elevator, and storage lockers on the ground floor for each unit. This exact same floor plan on the 3rd floor sold for $682k in 2023, over 10k higher than what this one is listed at. There is a lot of rental potential here because it is beachfront and has great amenities. 
 
 
This is a 5BR new build on Cape San Blas with a private pool. This home will always have a good sunset view, thanks to Lafayette Park being just to the right. In 2023 a home similar in size, view, distance to the beach, and year built closed for 1.56M and a 4BR new construction with a pool, sold for $610/sqft, over $40/sqft higher. 
 
 
This home is a great option in Port St. Joe for under 400k. You get a 2022-built home that sits on a half-acre. You are very close to the schools and can take a golf cart into the heart of town. There is a long driveway as well as a garage, giving you plenty of space if you have a boat or trailer. Lastly, you can get a pool on this property if you want to, which isn’t always an option in PSJ. 
 
 
If you are looking for a place to sit out on the porch and enjoy the peace and quiet, this is for you. This house is on a dead-end street with almost zero traffic. The house is situated right across the street from the beach. There is a gated beach access to ensure the beach never gets too crowded. The home was just built and features plenty of space for parking. My favorite part is the fishing at that beach access is amazing!
