105 Ocean View Dr 

 

This 2BR property in Ocean View Cottages is a great option if you want to be within a block of the beach in Mexico Beach for under 450k. With the last two units selling for $459,000 and $455,000, this property is priced to sell. It comes fully furnished and has excellent rental potential, due to the proximity to the beach and community pool.

 

101 S 39th St C

 

This is one of the Cheapest beachside properties on the market. It is in a great community with a nice pool and is within walking distance of the Mexico Beach Marina and the Forgotten Coast Brewing Company. This unit comes fully furnished and was remodeled post-Michael. The property is also in the X flood zone and has all impact doors and windows, reducing insurance costs significantly. The last unit in this community sold for $580,000. 

 

120 S 40th St 

 

Beachfront houses in Mexico Beach haven’t been easy to get since Hurricane Michael. This 6BR beachfront was just built and is in an ideal location off of S 40th St. The home comes fully furnished and has an elevated pool and a 4-stop elevator. Last year, 3 beachfront homes built in 2016 or newer sold for an average price per sqft of $927. 120 S 40th St is only at $829/sqft, almost $100/sqft cheaper, despite having better features than comparable homes. A new construction house with the exact same floor plan, located on 33rd St, jsut sold for 2.95M. 

 

9010 Hwy 98

 

Standing within a block of the beach, this 4BR 3BA home would make the perfect second home or investment property. This home is the epitome of Old Florida living. This house was built in 1910 and was completely remodeled in 2019 by the Coastal Living Magazine. The home features cypress vaulted ceilings and the original Heart Pine floors. It sits on one of the highest points in Gulf County, so flooding is not an issue here if/when a hurricane comes. With low prices and building costs, it would cost roughly $1.2M and take nearly 2 years to recreate something similar to this. 

 

104A Miramar Dr 

 

This is the best option on the canal in Mexico Beach. Townhomes and single-family residences are hard to get for a good price on the canal, let alone on the beachside of the Hwy. This 2BR end unit is perfect for fishermen. The property comes with an extra-wide boat slip just steps away from the back porch. There is good news for the wives who don’t want to go fishing. The beach access is only 500 feet away! Plus you don’t have to go underneath the bridge so this is perfect for any boaters with upper stations.

 

122 3rd St

 

This is your best shot to get within 500 feet of the water for under 500k. This home is within a block of the beach just into Bay County and sits in the X flood Zone. It is currently a 2BR with a Florida room that could be converted into a 3rd bedroom if you desire. The house has two sheds with power, perfect for any of your storage needs, and has plenty of space for parking. The home has a new roof, new flooring, and a new HVAC. 

 

2303 Hwy 98 1D 

 

This is the cheapest option to own a beachfront in Mexico Beach. This 3BR condo was just completely renovated and comes fully furnished. The complex has a pool, a gated boardwalk, an elevator, and storage lockers on the ground floor for each unit. This exact same floor plan on the 3rd floor sold for $682k in 2023, over 10k higher than what this one is listed at. There is a lot of rental potential here because it is beachfront and has great amenities. 

 

104 S 31st St

 

This is the cheapest beachside lot in Mexico Beach. It is a standard 75x105 lot that is within 300 feet of the beach access. It is in the X flood zone and is on the landward side of the CCCL line which will save you a lot of time and money when permitting. There is a quadplex and home in between this lot and the highway which helps drown out any noise from the traffic. 

 

344 Salt Creek Ln

 

This home is a great option in Mexico Beach for under 300k. You get a 2024-built home with a garage. This is part of a development by the St Joe Company that will have direct beach access, access to the boat ramp, and lots of commercial space where we hopefully will see new restaurants and stores come to the area. Although no short-term rentals are allowed, this is the cheapest home in Mexico Beach.

 

3300 Hwy 98 210

 

This is one of the cheapest condos in Mexico Beach. It is one of the few units in Waterside Village with new countertops and appliances. It comes fully furnished with great furniture. The complex has a nice pool and hot tub as well as direct canal access for boaters. It is only about a block and a half from the beach. For the price, it is the closest you can get to the beach.
