Beachfront houses in Mexico Beach/ St Joe Beach are hard to get under $2.5M these days. Some of the recent beachfront sales in the area were priced at $2.95M, $2.9M, and $2.7M. This 5BR beachfront home with a pool is listed at 2.4M and has a proven rental history, doing $220k in GRI in the last full year rented. The home comes fully furnished and is listed for almost $50/sqft less than the recent sales average. The property next door just sold in February for $3.15M.
With beachside lots selling for $450k or more and building costs sitting around $300/sqft, it is hard to be in a nice-sized beachside house for under 1.5M. This beachside house is newly built, has 5 bedrooms, and a heated pool. It is in the X flood zone and has a good view of the gulf. A 5BR home with similar square footage, located on 36th St, is currently under contract, listed at $1.65M.

This property is a great option for families of 6+. This is the cheapest you can get a 3BR detached single-family within a block and a half of the water. The best part of this property is the amenities. Being a part of Waterside Village, it features a community pool and hot tub, as well as direct canal access with docks for parking your boat. The unit, four doors over, sold at $675k in November. Many of the homes in Waterside Village were only remodeled on the first floor. However, the current owners spared no details in the remodeling process.

It is within 1/2 mile of the schools.
This is one of the best multifamily properties on the market for Mexico Beach to PSJ. It is two separate units, each with a great gulf view.
