Real Estate Recap | October 17-23, 2026 | Mexico Beach - St. Joe Beach - WindMark

It was a busy week along the Mexico Beach stretch this week with a lot of activity. This week brought 14 new listings to the MB/SJB/WMB market, with 10 properties going under contract, 17 price changes, and 7 sales closing. Those seven closings totaled $5,358,800 in volume, led by a $3,050,000 Gulf-front sale in Sugar Sand that accounted for more than half of the week's total. DR Horton added three closings in WindMark, including two identical floor plans on Porter Drive. Let's dive into this week's sales.

106 Dunes Dr

This custom Gulf-front home in Sugar Sand, built in 2025, closed for $3,050,000 cash this week. The home has 4 bedrooms, 4 full and 2 half baths, and 2,733 square feet of living space on a lot with 49 feet of Gulf frontage and a heated saltwater pool. It sold fully furnished and was originally listed at $3,499,000 in September 2025. It was later reduced to $3,350,000. The sale came in at 91% of the final list price, $449,000 below the original ask, and $1,115.99 per square foot after 363 days on the market. This is one of the highest price-per-sqft sales Mexico Beach has seen in years.

I represented both the buyer and the seller on this cleared 24x90 lot on the beachside of 98 in Mexico Beach. The lot sits on a dead-end street with Gulf views, is in the X flood zone, and has water, sewer, and electric already connected. Plans for a 3-bed, 3-bath, 1,600-square-foot townhome conveyed with the sale. It listed at $219,900 on September 30, went under contract in just 4 days, and closed at $195,000 cash, 89% of list. Having utilities in place and the prior foundation removed cuts both the cost and the timeline of building on a lot like this.

Palmetto Plantation 3J

Unit 3-J at Palmetto Plantation, on 15th St, closed for $240,000 cash on Tuesday. The condo was 3 bedroom/3 baths unit with 1,462 square feet of living space and sold furnished at $164.16 per square foot. This listing began at $279,000 in January and was reduced to $259,000 before selling at 93% of that price after 282 days. The neighborhood does not allow short-term rentals, which is a big hindrance to the price point and limits the number of potential buyers.

9230 Olive Ave

Going over to Beacon Hill, this home on Olive Ave sold for $415,000 cash after 32 days on the market, at 99% of its $419,000 list price. The 1990-built 2-bedroom Florida cottage sits on a 0.19-acre lot and was conveyed mostly furnished. The property does feature an RV Pad and a covered golf cart pavilion, and the property has recently begun operating as a short-term rental. At $390.04 per square foot with no water view, this is one of the better sales for Beacon Hill.

DR Horton Sales

DR Horton closed three homes in WindMark this week totaling $1,458,800, ranging from $359,900 to $599,900, each with closing-cost concessions. 190 Porter Dr and 174 Porter Dr are the same single-story Jubilee plan (3 bed, 2 bath, 2,063 square feet), both listed February 24 at $624,900 and both reduced to $599,900. 190 Porter closed at full list after 203 days. 174 Porter closed at $499,000 cash, 83% of list, a $100,900 difference between identical homes on the same street. The third sale, a Sabal plan townhome at 349 Sea Tern Ln (3 bed, 2.5 bath, 1,460 square feet), closed at its $359,900 list price after 95 days. They continue to move product at a pretty consistent pace, which is a good sign for the community.

Area Info/Updates

It was a very quiet week around town, with one notable exception: Toucan's opened today. The new menu brings back a lot of the items people remember from before the storm, along with a few new additions. The menu includes the She Crab Soup, char-grilled oysters, a Grouper Imperial, and more. While I hate to keep bringing it up and sounding like a broken record, we are all excited for the opening, and it is something that the Mexico Beach area really needs.

In development news, it does seem as if another large development could be coming in front of the city for approval here soon. This 20-acre parcel has begun discussions with the city, and I would expect to see something soon. Below is a survey. The yellow areas depicted on the map below are the upland (non-wetlands) areas that the owner will begin clearing. I do not know much else about this, but I will keep everyone posted.

That’s all for this week’s market update. Thanks for reading, and good luck to Port St. Joe tonight as they play their homecoming game!
