4 Keys to Vacation Rental Success on the Forgotten Coast

It is no secret that the Forgotten Coast is a great destination for your next investment property. The seclusion from the crowds of Panama City Beach and 30-A attracts vacationers from all over the country to this area, bringing in a wide pallet of renters. Here are the essentials that you need to know to maximize your rental income:

Location

Location is by far the most important topic on this list. Travelers are looking to be close to the attractions of the area, whether that is the beaches of Mexico Beach or the downtown strip in Port St Joe. Water views are a huge plus but are not a must-have. Pointing out the short distance and easily navigable path to the attractions of the area will help renters book your property.

Amenities

Each house or condo needs to have an ‘it’ factor that sets it apart from others. Pools, hot tubs, and swim spas are all good ideas and have proven to pick up more rentals. It is convenient for families with young kids, as they provide entertainment for them once their time at the beach is over. Outdoor kitchens, fish-cleaning stations, and boat parking are all very attractive to boaters and fishermen. Bicycles and golf Carts are great for homes that are close to downtown Port St Joe or the shops in Mexico Beach. Providing something to assist renters in what they came down for or to give them a fun and exciting alternative is key to getting more bookings.

Flexibility

Having a flexible schedule is a surefire way to succeed in the vacation rental industry. Offering adjustable check-in and check-out times is a big attraction for families. I do advise having a one Saturday-to-Saturday schedule in the busy season, allowing renters to have flexible dates in the early spring and fall will generate more bookings and accommodate last-minute bookings.

Accommodation

Being accommodating to renters will allow for more bookings and income for your short-term rental. Being pet-friendly is a big attraction to renters of all kinds. Providing beach chairs and beach towels, steaming services for televisions, high-speed wifi, and travel guides all make your rental more accommodating to guests.

In a Nutshell

Before any of these tools are implemented, you need to know your clientele. By understanding who you will be renting to and zeroing in on the features that will be attractive to them, you are bound to have success at your Forgotten Coast vacation rental home.
